Investment project for the construction of a residential complex near the beach.

The lot is located in a large guarded residence on the Atlantic coast. This residence has permission for the construction of apartments and villas. The complex offers several swimming pools, two restaurants, an aqua park, a GYM, a zoo and playgrounds.

Plot has an area of 6700 square meters (1,65 acres), 150 meters from the beach line, with good access and magnificent views of the ocean.

The relief of the site assumes a view to the ocean starting from the 2nd floor of the realizable object.

The location near the city gives an opportunity to use the infrastructure - shops, cafes, bars, restaurants, attractions, schools. Puerto Plata International Airport is 15 minutes by car.

The construction project involves the construction of the main three/four-story building, detached buildings with apartments and a parking. The total area of the premises is 1300 - 2200 sq.m. The main building can consist of 13 apartments of different sizes - from 60 to 130 square meters, which makes it possible to attract buyers of different price groups.

The apartments on the upper floors can have spacious open terraces with spectacular ocean views, thereby increasing the attractiveness and cost of the apartments. The project assumes the presence of an outdoor swimming pool, a recreation area, a barbecue, a sports area. At the request of the investor, the project of apartments can be reformatted into the construction of villas from 100 to 220 square meters.

The estimated cost of the project is USD 670,000 without construction. The estimated sales of finished apartments are 1600 USD/sq.m. The investment project is estimated at 1 600 000 USD.

The project implementation period is one year. The plot is completely ready for construction.

We propose to consider several options for implementing the project:

  •  - Option 1 construction of 20 - 30 apartments.
  •  - Option 2 construction of 11 villas.

We are ready to sell the whole project on a turnkey basis, by selling a plot of land. Thus, it will be possible to avoid losses on payment of sales tax. The sales amount is 670 000 USD.
